Final Walkthroughs are Essential

🏠 We were hours away from closing when we discovered the central air wasn’t working. Inspection done. Appraisal done. Mortgage approved. Attorneys ready. Everything looked finished. Then we did the final walkthrough. The house was hot, the thermostat wasn’t responding and there was no cold air coming from the vents. 😳 That’s exactly why I tell buyers never skip the final walkthrough. It isn’t just your chance to see the house one more time. It’s your opportunity to verify that the property is in the condition you agreed to purchase it in while the seller still owns it. In this case, we stopped, contacted the seller’s side and worked out an agreement that protected my buyers before we closed. Because your leverage five minutes before closing can be very different from your leverage five minutes after closing. Do the walkthrough. Highest Offer May not be the Best Offer

🏠 The highest offer isn’t always the best offer. My seller had multiple offers, and one buyer was offering significantly more money than everyone else. Sounds like the obvious choice, right? Not necessarily. That buyer needed to sell their own house first. Another buyer offered slightly less—but had strong financing, no home-sale contingency and cleaner terms. So we weren’t just comparing prices. We were comparing the probability of actually getting to closing. Stupid Seller Renovations

🏠 Before you spend thousands renovating your house to sell it, make sure you’re fixing the right things. I had a seller ready to replace countertops, flooring, appliances and a bathroom vanity before we listed. But when we walked through the house from a buyer’s perspective, those weren’t the things that stood out. The house needed better lighting, fresh paint in a few areas, cleaner landscaping, minor repairs, a deep cleaning and a lot less clutter. So that’s where we put the effort. No major renovation. And once everything was finished, the house looked brighter, bigger, cleaner and much more move-in ready. We listed—and got a strong offer. 🔑 Sellers, your goal isn’t to build your dream house right before you move out. It’s to spend your money where it will have the biggest impact on the buyer. I’m Waiting For the Rates

🏠 “Joe, I’m waiting for mortgage rates to come down before I buy.” I hear this all the time. But here’s the question I think buyers need to ask: What happens if rates actually DO come down? You probably won’t be the only buyer who notices. 👀 More buyers could jump back into the market. On Long Island, where inventory is already tight, that could mean more competition, more highest-and-best situations, less negotiating power and potentially higher home prices. And remember—the Federal Reserve doesn’t directly set your mortgage rate. The bond market, inflation, Treasury yields and the overall economy all play a role. So instead of trying to perfectly predict where rates will be six months from now, focus on what you can control. Are you financially ready? Can you comfortably afford the payment? And did you find the right house? Is the Home Going to Fall Down

😳 “Joe… is the house falling down?” Not exactly the question you want to hear during your home inspection. My buyers loved the house. Their offer was accepted, everything was moving along… and then the inspector found that part of the main support beam had been cut to make room for plumbing. 🏠🔦 Scary? Absolutely. Automatic reason to walk away? Not necessarily. Instead of panicking, we brought in a structural engineer, figured out exactly what needed to be done, and negotiated with the seller to have the issue properly repaired. And my buyers ended up buying the house. 🔑 That’s the important part of a home inspection: Don’t make decisions based on fear. Make them based on information. What’s the problem? Can it be fixed? What will it cost? And who’s going to pay for it? Sometimes an inspection gives you a reason to walk away. Other times, it gives you the information you need to confidently move forward.
