🏠 “Joe, I’m waiting for mortgage rates to come down before I buy.”
I hear this all the time.
But here’s the question I think buyers need to ask:
What happens if rates actually DO come down?
You probably won’t be the only buyer who notices. 👀
More buyers could jump back into the market. On Long Island, where inventory is already tight, that could mean more competition, more highest-and-best situations, less negotiating power and potentially higher home prices.
And remember—the Federal Reserve doesn’t directly set your mortgage rate. The bond market, inflation, Treasury yields and the overall economy all play a role.
So instead of trying to perfectly predict where rates will be six months from now, focus on what you can control.
