The Illusion of Affordability: Why Australia's "Generational Fairness" Tax Overhaul Won't Save First-Home Buyers

The 2026 tax overhaul, marketed as a victory for "generational fairness," is fundamentally a political illusion. While the reform aims to help First-Home Buyers (FHBs) by curbing negative gearing and altering the Capital Gains Tax (CGT), it completely fails to address physical supply constraints. Crucially, the policy's "grandfathering" clause protects existing property owners, strongly incentivizing them to "set and forget" their assets. This behavior triggers a massive supply shock, essentially freezing secondary market liquidity and manufacturing scarcity for core properties.
