🏠 First-time buyers: getting approved for the house is only part of the job.

One of the biggest mistakes I see buyers make is focusing entirely on the purchase price while overlooking the complete monthly cost, cash needed to close, property taxes, inspection issues and the money they’ll need after closing.

That’s especially important on Long Island, where two similarly priced homes can have very different property-tax bills.

The goal shouldn’t be to buy the most expensive house a lender will approve.

The goal is to buy a home you can comfortably own after you get the keys. 🔑
