🏠 The highest offer isn’t always the best offer.

My seller had multiple offers, and one buyer was offering significantly more money than everyone else.

Sounds like the obvious choice, right?

Not necessarily.

That buyer needed to sell their own house first. Another buyer offered slightly less—but had strong financing, no home-sale contingency and cleaner terms.

So we weren’t just comparing prices.

We were comparing the probability of actually getting to closing.

The seller chose the slightly lower, cleaner offer, the transaction stayed on track, and we made it to the closing table. 🔑

When you’re selling your home, don’t just ask:

“Who offered the most?”

Ask:

“Which offer gives me the best combination of price AND certainty ...
