In this episode of City Nights to Porch Lights, Natalie and Kristin look beyond the national headlines to explore where the opportunities are in today’s changing housing market.

While buyers currently have more choices, more time to make decisions, and greater negotiating leverage in many areas, the picture is far more nuanced than simply calling it a “buyer’s market.” Conditions can vary dramatically from one city to another -- and even between neighborhoods, price points, and property types within the same market.

Natalie and Kristin discuss what today’s conditions could mean for first-time buyers, sellers, investors, relocations, and homeowners who need to sell before purchasing their next home. They also explore why sellers need to understand their current competition, why pricing strategy matters more when buyers have choices, and how increased negotiating power on the purchase side can change the equation for someone who is both selling and buying.

They also look back at the ultra-competitive market of a few years ago as a reminder that there is no perfect market. Low interest rates came with bidding wars, limited inventory, waived contingencies, and very little negotiating power. Today’s market presents a different set of tradeoffs -- and a different set of opportunities.
