We look at why some projects are checked against fixed rules, while others are judged in context, and how problems often begin when expectations don’t match the type of submission being made. This episode is about giving you a clearer mental map of the planning system before you engage with it, so you can choose the right route, ask better questions, and avoid mistakes that are difficult to undo later. Most residential projects don’t run into trouble because of bad design or poor intentions. They run into trouble because key decisions are made before the property is properly understood. In this episode of Secrets Behind the Finishes, I explain how I read a property as a system before buying or extending it. Drawing on my experience working on residential projects, I talk about why first impressions are often shaped by time pressure and incentives, and why a single viewing is rarely enough. I walk through how light actually behaves throughout the day, why windows are the critical interface between inside and outside, how noise, ventilation, and layout affect daily life, and which small, often-overlooked checks can reveal future comfort, cost, and risk. It’s about learning how to slow the process just enough to see clearly, ask better questions, and avoid early assumptions that are difficult and expensive to undo later.
